Construction Time

Here is a general time line for constructing a timber frame home: The following is a rough guideline for the construction of a new residence. The order and time frame may vary from house to house depending on the size, location, time of year, design, and materials selected for the residence. Some items will over-lap each other. This is to be used as a rough schedule.

3-6 Months	Design and engineering OWNER to obtain all variances, surveys, perk tests, septic, design and engineer, bank approvals, and all other details relating to the land and financinging Clearing the site and stumping

Willy Vary Approx. 4-6 weeks	Obtaining building, water, and sewer permits ** Order exterior windows and doors Drilling well ( may be done prior to this or after this)
3-4 Weeks	Excavation Foundation, basement slab either now or after roofing Backfill
4 Weeks	First floor framing Power to site Timber frame raising Owner walk through for electrical locations Order tubs and showers ** Select other plumbing fixtures 1x8 roof decking installed Panel application , rough wiring of exterior walls and ceilings
1 Week	Roofing, fascias and eaves Any masonry chimneys or facings to begin now ** Select final kitchen style and lay-out
1 Week	Exterior windows and doors installed 2x6 T&G second floor installed
3 Weeks	Temporary second floor stairs installed Interior partitions Install tub and showers Basement stairs installed Final selection of plumbing and electrical fixtures Rough plumbing and electrical Order kitchen cabinets and bathroom vanities ** Order unfinished wood floors
2 Weeks	Heating, hot water Siding Installing any "0" clearance chimneys for fireplace inserts or wood stoves ** Order stairs
2 Weeks	Sheetrock Septic ( or earlier) Order lights Order rest of plumbing fixtures ** Order other finished flooring
Depends on quantity	Install unfinished wood floors Sand and poly wood floors and 2x6 T&G second floor
2 Weeks	Taping sheetrock Install final second floor stairs
3 Weeks	Paint
3 Weeks	Install ceramic tile and pre-finished wood floors Install cabinets and vanities Trim Hang interior doors
4 Weeks	Final electric Install any vinyl and carpet Finish plumbing Water test if well Finish accessories Final clean
